LOCATION:

TYPOLOGIES:
The complex consists of 6 collective housing buildings, with a height regime of P+4E, with commercial spaces and parking lots arranged at ground level. The current level houses apartments with 1, 2 or 3 rooms, each apartment benefits from a balcony, loggia or terrace. In the first phase, 3 building blocks will be built (block A, block B and block C) with a delivery deadline of December 2026. In total, the 3 blocks will contain 60 apartments.
PARKING:
Access to the building is via the stairwell and each staircase is equipped with a Schindler elevator.
Optionally for purchase, each apartment has been provided with a parking space, arranged at ground level.
FACILITIES:
Each apartment is equipped with an air conditioning system, Samsung brand, mounted on the facade. Heating is provided from the gas network, through the apartment's own central heating. Each apartment will benefit from underfloor heating by Giacomini (10-year warranty, 50-year lifespan).
General structure
The load-bearing structure is made of monolithic reinforced concrete (C30/37), pillars with dimensions from 45×45 cm to 60×160 cm, beams of 45×60 cm, the floors are of the tile type, the slab (25 cm) with perimeter beams (30×60 cm/45×60cm), the useful floor height is 2.65m, and the foundation is a general reinforced concrete foundation.
Facades / Walls and exterior joinery
The exterior closures are made of ceramic block masonry with vertical voids, type Porotherm, 25 cm thick, with mechanized lime-cement plaster (type Baumit) on the inside and insulated on the outside with a thermal system, made of 10 cm expanded polystyrene, fixed in dowels, filler for support, fiberglass mesh, adhesive and decorative plaster.
Interior walls and ceilings
Peretii interiori din zidarie, blocuri ceramice cu goluri verticale tip Durotherm in grosime de 20 cm pentru delimitare apartamente, respectiv de 11.5 cm pentru compartimentare interioara; tencuiala mecanizata de var-ciment (tip Baumit), glet, vopsea lavabila alba.

Floors
Pardoselile din interiorul apartamentelor sunt prevazute a fi de doua tipuri: pardoseli reci in zona bailor, bucatariei si a balcoanelor/teraselor si pardoseli calde in zonele de camere/hol. In pretul de vanzare nu sunt incluse finisajul pardoselilor (gresie, faianta, podele, parchet, etc).
Roof
Planseu din beton armat monolit, strat de difuzie, bariera contra vaporilor, polistiren expandat Austrotherm EPS – A100 (organizat in 2 straturi, montate decalat, strat de baza cu grosime de 100mm si unul superior, cu panta de 1%, cu grosime variabila intre 40 – 150mm), strat difuzie, hidroizolatie cu membrane polimerice de tip PVC (rezistenta UV), fixate mecanica la imbinari, iar suprapunerile etansate prin lipire la cald.
Plumbing and sewerage
Distributia pe orizontala se face prin teava de tip PE-X, pozata in pardoseala. Alimentarea cu apa rece va fi facuta din reteaua publica. Apele pluviale sunt preluate si captate de un sistem pluvial in interiorul proprietatii, iar evacuarea lor, cat si a apelor uzate si menajere, se face in reteaua publica de canalizare a orasului. Contorizarea consumului de apa: individual.
Elevators
Fiecare casa de scara este prevazuta cu 1 ascensor, marca Schindler.
Door entrance doors / interior doors
Usa intrare apartament metalica - inclusa in pretul de vanzare al apartamentelor. Usi interioare – nu sunt incluse in pretul de vanzare al apartamentelor.
Heat and air conditioning
Sistemul de incalzire este cu cetrala proprie de gaz la nivelul fiecarui apartament. Incalzire in pardoseala marca Gaicomini, garantie 10 ani de zile. Climatizare marca Samsung.
Electrical installations
Instalatia de joasa tensiune este realizata din conductori de cupru FY1.5 iluminat, respectiv FY2.5 prize, pozate in tuburi de protectie ipey. Tablou electric echipat, ventilator electric bai, unitate interioara interfon, aparataj electric (prize/intrerupatoare). Iluminarea spatiilor comune si exterioare cu corpuri de iluminat tip LED (energie verde – consum redus) Contoare individuale de apartament. Bransament trifazat. Constructia va fi racordata la sistemul public de electricitate.
